The Main Space Heating System energy consumption is influenced by the volume of the dwelling, the efficiency of the primary heating system, how well controlled the heating system is, the total heat losses, and the area of the Living room as a percentage of the overall floor area.

The Main Water Heating System energy consumption is influenced by the floor area of the dwelling, and the storage and distribution losses seen by the hot water in being distributed to taps and radiators.

The presence of an open fire in the dwelling means 10% of the total space heating must be fed by the open fire. The efficiency of an open fire is 30% and hence has a negative impact on the Total Space Heating requirement, and consequently the BER value.

Energy for lighting is influenced by the floor area of the dwelling and the percentage of low energy lighting in use. The area of windows has a positive influence on the energy for lighting.
